  • What We Do As Your Property Manager

    We will:   

    • assess your property to ensure that you're getting maximum rental value
    • advertise your property as soon as notice is received to minimise 'vacant time'
    • screen tenants to meet your requirements and check references before signing of Tenancy Agreement
    • collect and lodge the Bond to Tenancy Services
    • collect rent and monitor any overdue amounts
    • manage your account, pay outgoings and forward 'net' rent through an electronic banking system on the first business day of each month
    • prepare monthly reports of all financial activity at your property
    • every three months physically inspect your property and write a comprehensive report including photos and any maintenance
    • pay rates and insurance at no additional charge
    • arrange and supervise maintenance and pay accounts on your behalf
    • make bond inspections at the end of each tenancy
    • arrange and coordinate work to prepare the property for new tenants
    • talk to you about an Insurance Health check

    Finding tenants

    It should go without saying that finding the right tenant for your rental property is one of the most important things we do as your property management professional.

    Get the right tenant and you will have security and stability for your property investment.  So getting you the right tenant is important.

    The first thing in finding good tenants is making sure that the right people know that your property is available.  We do this in number of ways:

    Website Advertising

    As you'll see on this website, we list all our properties for rent here. Most of our tenants come to us through knowing us.  Potential tenants know to come here regularly.

    Email

    We have a system that allows tenants to list their desired criteria for the home that they would like to rent.  When we list a property that matches their selection, we send them an email notifying them of the property.

    'For Rent' Sign

    It's a simple but very effective tool. When your property is listed with us we may place a B & W Rentals branded 'For Rent' sign outside your property.

    Print Advertising

    We advertise selected properties in the Taupo suburban newspapers. Though most tenants we find come to us through our website and from seeing the 'For Rent' signs.

    We will find the right tenant for you.  We carefully screen tenants to ensure that your rental properties have good tenants and that you receive the maximum return on your investment.

    Rent arrears

    We have a zero tolerance of rent arrears.

    It is part of every tenancy agreement that the rent is paid in full and on time.

    To minimise error and delay we arrange that rent is collected via automatic payment into our trust account.  This lets us efficiently monitor that the rent has been paid and reduces the possibility of short or missed payments.
